Executive
Position title
Fractional Finance Director – Residential Property Management (1 day a week)
Description

FD Capital is working with a growing residential property management business in South West London that wants to appoint a Fractional Finance Director for about one day a week. The company manages a large portfolio of residential rooms for landlords, letting and running the properties on their behalf. It has a small, hands-on office team and founders who want stronger financial control and clearer visibility of performance as the business grows.

This is a hands-on role for a commercially minded finance leader who can give the founders an accurate picture of cash, costs and profitability now, and build the forecasting, reporting and planning disciplines the business needs to grow profitably. You’ll work closely with the founders as a trusted adviser. You’ll own the cash position, tighten cost control, and turn the numbers into decisions they can act on.

The commitment is about one day a week, or an agreed number of days a month, on fixed days that suit both sides. The day can be split into half days if that works better. You can work on-site at the company’s London office, remotely, or a mix of both. The engagement runs on a rolling basis and is expected to be long term for the right person.

Responsibilities

  • Build and maintain a 13-week rolling cash flow forecast, update it weekly, and explain to the founders what it means for liquidity, headroom and upcoming commitments.
  • Produce monthly management accounts and KPI reporting suited to a residential lettings model, including occupancy, rent roll, void costs, landlord payments and margin by property.
  • Set up budgets and forecasts, compare actual results with expectations each month, and explain the variances clearly to the founders.
  • Review the cost base, including utilities, property running costs, overheads and director expenses. Identify savings and put in place sensible controls and approval processes.
  • Oversee the preparation of accounts and liaise with the external accountants, HMRC, lenders and other third parties.
  • Make sure VAT, corporation tax and other compliance obligations are met on time. Support the directors with tax planning, including personal tax matters, working alongside their advisers.
  • Prepare a formal business plan and financial model to support strategic planning, internal goal setting and any future funding or lending discussions.
  • Advise on pricing, landlord agreements, new property acquisitions and growth decisions, with clear financial analysis behind each recommendation.
  • Improve finance processes, systems and record keeping so the business has reliable, timely information.
  • Act as a sounding board for the founders and attend regular management meetings as the senior finance voice in the business.
Qualifications

  • Qualified accountant (ACA, ACCA or CIMA) with significant post-qualification experience at Finance Director, Financial Controller or Head of Finance level.
  • Experience in residential property, lettings, property management, serviced accommodation, hospitality or a similar occupancy-driven business is strongly preferred.
  • A track record of building cash flow forecasts and improving cash management in owner-managed or growing SMEs.
  • Strong management reporting, budgeting and forecasting skills, with the ability to present financial information clearly to non-finance founders.
  • Practical knowledge of UK tax, including VAT and corporation tax, and confidence advising directors on tax matters alongside their advisers.
  • Experience preparing business plans and financial models for strategic planning or funding purposes.
  • Comfortable working hands-on in a small team, rolling up your sleeves while also bringing a strategic perspective.
  • Current fractional or portfolio experience is essential. You’ll be committed to working with several clients on a part-time basis and have capacity to start promptly.
Job Benefits

  • Day rate of £600 to £800, depending on experience.
  • Flexible working: on-site, remote or hybrid, on fixed days agreed with you.
  • A long-term fractional engagement with real scope to shape the finance function of a growing business.
  • Close working with ambitious founders who are committed to improving financial performance.
  • A role that fits easily alongside an existing portfolio of fractional clients.
  • Represented by FD Capital, a specialist fractional and interim finance recruiter led by Adrian Lawrence FCA, with ongoing access to further fractional opportunities across our client base.
